Santa Clara County Distressed Home Sale Remain Low

Percentage of the distressed home sale in Santa Clara county of the total home sale in May 2012 remain low, according to the latest data released by California Realtor Assocication. Of th total home sales in May, only 28% is distressed home sale and the majority (72%) is the regular sale (a.k.a equity sale).

This is about the same level as those in April and 6% lower than same time last year, signaling a return of more non-investors to the housing market.  Among all counties in California, Santa Clara county, San Mateo county, Marin county and San Diego county are the four couties that have the lowest distressed home sale percentage.

Overall, share of REO (a.k.a bank-owned, foreclosure) sale hit lowest level in four years. See below the chart for the trend.
